Pool removal in the Florida Keys

A pool in the Keys sits in ground that is full of water. Dig more than a few feet and groundwater arrives, which changes how a pool is removed and how the hole is filled.

There are two ways to retire a pool. A partial removal breaks the floor, so water cannot pond, and fills the shell with clean material. A full removal takes out the shell and sides as well. The choice depends on the lot, the flood zone and what you plan to build on top. We lay out both and price them separately.

Dewatering is often part of the job. When the cut goes below the water table, a pump has to hold the water down while the work proceeds, and the discharge has to go somewhere that is allowed. Romco self-performs dewatering, which means that part of the job is not handed to another firm.

Keys pools are often on tight lots with a canal or seawall behind and a screen enclosure overhead. Machines have to reach the yard through a gate or around the house, and fill has to arrive the same way. We plan access, protect the seawall and keep the neighbors in mind.

Fill compaction matters if anything will be built on the lot afterward. We follow an engineer's requirements for the backfill and keep the records. Send photos of the pool and the yard, the approximate size, and your plan for the space.

Order of work

  1. Walk the yard and agree partial or full removal.
  2. Confirm whether the permit office requires a permit for the pool.
  3. Disconnect pool equipment through the licensed trades.
  4. Set up dewatering and protect the seawall and neighbors.
  5. Break the floor or remove the shell, as scoped.
  6. Fill with clean material in compacted lifts.
  7. Grade and finish the surface as agreed.

Where Keys jobs stall

The usual trouble spots, and how each is handled

Groundwater in the hole

Shallow water enters the cut. We dewater, and the discharge follows the rules that apply to the lot.

Tight access

Screen enclosures, gates and neighbors limit how machines enter. We plan the route before mobilizing.

Seawall and canal edges

Heavy equipment near a seawall can load it. We keep back, protect it and watch the grade.

Backfill that must carry a building

Poorly compacted fill settles. If you plan to build, an engineer sets the fill and compaction requirements.

What falls outside our hands

Electrical disconnects for pool equipment are licensed work done by an electrician. Whether a pool removal needs a permit, and what fill the office will accept, are decided by the permit office.

Questions

About pool removal

Should I fill in the pool or remove it completely?

It depends on the lot and what comes next. A partial removal breaks the floor and fills the shell. A full removal takes out the shell as well, and costs more. If you plan to build on the spot, we recommend asking an engineer.

Does pool removal need a permit in the Keys?

In most places, yes. The office that holds your parcel sets the requirement and the inspections. We confirm it before pricing.

What does a demolition cost in the Keys?

A quote follows a visit to the property, or a review of photos and drawings when those show enough. The figure moves with the building's materials and height, the asbestos survey, the utility disconnects, how equipment reaches the lot, and the haul, because everything leaves the island chain by truck. We do not publish prices, since two lots that look alike seldom cost alike.

Is there a minimum or maximum size of job?

No. A shed, a pool, a slab or one interior wall gets a quote, and so does an entire building, whether the work is selective or structural. Describe what is standing and what has to stay, and we price that scope.

Is Romco Builders licensed?

Yes. Romco Builders is a licensed Florida general contractor, headquartered in Fort Lauderdale. Some trades need a license of their own: asbestos removal, electrical disconnects and tree work are examples. Those are done by firms that hold it, and we fit them into one schedule.

From first call to final

Six stages, always in this order

  1. Send the address and the scope

Phone us or fill in the quote form. Say which key it is on, what must come down and what must stay.

  2. A visit to the lot

Someone from Romco goes to the property. The building, the flood zone, the utility connections, the way equipment and trucks get in, and the neighboring lots all get a look.

  3. The written quote

You get a document listing what comes out, what is kept safe, and what is trucked north off the island chain. Anything that hangs on survey results is marked as such.

  4. Paperwork before machines

If asbestos testing applies, it happens here. So do the utility shutoffs and the filing of your demolition permit with whichever office covers the parcel.

  5. Demolition and haul-off

The crew works through the agreed order. Debris is trucked to permitted facilities, and we keep the load records.

  6. Final inspection

The permit office signs off after its last inspection. You are left with a cleared lot, or the shell you specified.
