Asbestos coordination for demolition in the Florida Keys

Asbestos is a step in the schedule, not a side issue. Before a regulated demolition, a licensed consultant must survey the building, a notice goes to the state, and a licensed firm removes whatever the work will disturb.

A pile of broken concrete, brick and wire beside an apartment building where one section has been demolished.

Romco coordinates those parties; we are not an abatement contractor. The consultant is independent, so the survey does not depend on who bids the work. The abatement firm holds its own license and does its own removal. Both visits go on the job schedule.

Keys buildings of certain ages can hold asbestos in places owners forget: floor tile and mastic, ceiling texture, roofing, siding, pipe wrap and cement panels. Buildings that were rebuilt after storms may carry old and new materials side by side. A survey reads all of it and writes it down.

Timing matters. The state notice has a waiting period of ten working days before a regulated demolition, and a permit does not replace it. The abatement firm needs its own time on site. We build those into the sequence so the demolition does not stall.

Waste is separate too. Asbestos waste travels under its own rules with the abatement firm, apart from the rest of the debris, and it does not mix with the load that goes to the mainland. Send the address, the building's age and any prior report, and we will line up the survey.

Order of work

  1. Gather any earlier reports and the building's age and history.
  2. Hire an independent licensed consultant to survey.
  3. Review the survey and set the scope for any abatement.
  4. File the state notice in time for the waiting period.
  5. A licensed abatement firm removes the material.
  6. Clearance is confirmed before demolition proceeds.
  7. Demolish and haul the remaining debris.

Where Keys jobs stall

The usual trouble spots, and how each is handled

Hidden materials

Asbestos can sit in layers of flooring, ceilings, roofs and siding. A survey reads them all before anything is broken.

The waiting period

A regulated demolition needs notice at least ten working days ahead. We file it early and track it.

Mixed and rebuilt buildings

A building repaired after storms may mix old and new materials. The survey separates them.

Separate waste stream

Asbestos waste must be handled and disposed of separately. The abatement firm does it under its own rules.

What falls outside our hands

Romco is not an abatement contractor. Surveying and abatement are licensed work done by independent firms, and the notice goes to the state office that handles it. Confirm which office handles Monroe County before you file.

Questions

About asbestos coordination

Does my Keys house need an asbestos survey?

A single residence of four or fewer units generally falls outside the federal rule, but it can still hold asbestos and your permit office may ask for a statement. We recommend a survey either way.

Can Romco remove the asbestos?

No. A licensed abatement firm removes it. Romco coordinates the survey, the notice and the abatement so the demolition can proceed.

What does a demolition cost in the Keys?

A quote follows a visit to the property, or a review of photos and drawings when those show enough. The figure moves with the building's materials and height, the asbestos survey, the utility disconnects, how equipment reaches the lot, and the haul, because everything leaves the island chain by truck. We do not publish prices, since two lots that look alike seldom cost alike.

Is there a minimum or maximum size of job?

No. A shed, a pool, a slab or one interior wall gets a quote, and so does an entire building, whether the work is selective or structural. Describe what is standing and what has to stay, and we price that scope.

Is Romco Builders licensed?

Yes. Romco Builders is a licensed Florida general contractor, headquartered in Fort Lauderdale. Some trades need a license of their own: asbestos removal, electrical disconnects and tree work are examples. Those are done by firms that hold it, and we fit them into one schedule.

From first call to final

Six stages, always in this order

  1. Send the address and the scope

Phone us or fill in the quote form. Say which key it is on, what must come down and what must stay.

  2. A visit to the lot

Someone from Romco goes to the property. The building, the flood zone, the utility connections, the way equipment and trucks get in, and the neighboring lots all get a look.

  3. The written quote

You get a document listing what comes out, what is kept safe, and what is trucked north off the island chain. Anything that hangs on survey results is marked as such.

  4. Paperwork before machines

If asbestos testing applies, it happens here. So do the utility shutoffs and the filing of your demolition permit with whichever office covers the parcel.

  5. Demolition and haul-off

The crew works through the agreed order. Debris is trucked to permitted facilities, and we keep the load records.

  6. Final inspection

The permit office signs off after its last inspection. You are left with a cleared lot, or the shell you specified.
