Concrete removal in the Florida Keys

Concrete removal covers slabs, driveways, patios, pool decks, steps and the old pads left where a building used to stand. In the Keys the real question is what lies under it and where it goes.

Stained concrete columns and beams standing in shallow tidal water under a coastal structure.

The weight is the first problem. Broken concrete is heavy, and every ton leaves the island chain by truck. Clean concrete is easier to recycle than mixed debris, so we separate it from wood, trash and metal as it comes out and keep it that way until it reaches the facility that will take it.

Under a slab in the Keys there may be fill, a septic line, a buried tank or a layer of limestone. Water sits shallow, so a slab cut can fill with groundwater. We locate what is below before we break, and we plan dewatering where the cut will go under the water table.

Flood-zone rules add a constraint on what comes after. Removing a ground-level slab under an elevated house, or replacing fill in a flood zone, can affect the building's compliance. We recommend asking the permit office before you remove a slab that carries structure or serves as flood-proofing.

Send photos, the approximate size and what you want the area to become. We will price the breakout, the haul and the restoration as separate lines.

Order of work

  1. Walk the area and mark what is to be removed and what stays.
  2. Call Sunshine 811 and locate private utilities under the slab.
  3. Check with the permit office whether a permit is needed.
  4. Saw-cut edges to protect what stays.
  5. Break out, separate concrete and steel, and load.
  6. Haul to a facility that takes clean concrete.
  7. Fill, grade and leave the area as agreed.

Where Keys jobs stall

The usual trouble spots, and how each is handled

Heavy loads leave the islands by truck

Concrete is dense. We separate it for recycling where possible and price the haul as its own line.

What lies under the slab

Septic lines, buried tanks, fill and shallow water show up when the slab opens. We locate utilities and call Sunshine 811 before breaking.

Slabs that serve a structure

Some slabs tie into walls, columns or the flood-proofing of a raised house. We confirm the slab's role before cutting it.

Dust and noise near neighbors

Breaking concrete on a small lot is loud and dusty. We use water and agreed hours.

What falls outside our hands

Whether concrete removal needs a permit depends on the scope and the office. Septic and utility work under a slab is done by the licensed trades or providers, and we coordinate it.

Questions

About concrete removal

Does concrete removal need a permit?

Sometimes. A driveway or patio often does not, and a slab that carries a structure usually does. Each office decides, so we confirm it before pricing.

Is the concrete recycled?

Where a facility will take it, yes. We keep concrete separate from mixed debris so it can go to recycling rather than disposal.

What does a demolition cost in the Keys?

A quote follows a visit to the property, or a review of photos and drawings when those show enough. The figure moves with the building's materials and height, the asbestos survey, the utility disconnects, how equipment reaches the lot, and the haul, because everything leaves the island chain by truck. We do not publish prices, since two lots that look alike seldom cost alike.

Is there a minimum or maximum size of job?

No. A shed, a pool, a slab or one interior wall gets a quote, and so does an entire building, whether the work is selective or structural. Describe what is standing and what has to stay, and we price that scope.

Is Romco Builders licensed?

Yes. Romco Builders is a licensed Florida general contractor, headquartered in Fort Lauderdale. Some trades need a license of their own: asbestos removal, electrical disconnects and tree work are examples. Those are done by firms that hold it, and we fit them into one schedule.

From first call to final

Six stages, always in this order

  1. Send the address and the scope

Phone us or fill in the quote form. Say which key it is on, what must come down and what must stay.

  2. A visit to the lot

Someone from Romco goes to the property. The building, the flood zone, the utility connections, the way equipment and trucks get in, and the neighboring lots all get a look.

  3. The written quote

You get a document listing what comes out, what is kept safe, and what is trucked north off the island chain. Anything that hangs on survey results is marked as such.

  4. Paperwork before machines

If asbestos testing applies, it happens here. So do the utility shutoffs and the filing of your demolition permit with whichever office covers the parcel.

  5. Demolition and haul-off

The crew works through the agreed order. Debris is trucked to permitted facilities, and we keep the load records.

  6. Final inspection

The permit office signs off after its last inspection. You are left with a cleared lot, or the shell you specified.
