Commercial demolition in the Florida Keys
A commercial demolition in the Keys sits beside a road with no alternate route. Whether the building is a roadside shop, an older motel or a marina structure, US 1 is the only way in for machines and the only way out for debris.

That single road shapes the plan. Heavy equipment and long loads must reach the site and turn around. Trucks leaving with debris join the same two lanes as the traffic the Keys depend on. We plan the staging, the truck sequence and the hours with the permit office and, where the road is state-owned, with the right authority.
Older commercial buildings in the Keys often carry more than their age suggests. Salt air has worked on the steel, the roof and the slab edge, and buildings along the water may have seawalls, pilings or fuel and utility lines that need their own handling. We survey, then price.
Then there is where the debris goes. Monroe County has no landfill, and waste travels to the mainland. On a large demolition, the haul is a significant part of the cost and the schedule, so we price it as its own line and sort concrete and metal for recycling wherever the facility will take them.
Send the address, a survey or site plan, and whatever drawings exist. We will walk the site and write the scope as one document, with the survey-dependent items named.
Order of work
- Walk the site and the access route from US 1.
- Order the asbestos survey and request utility disconnect letters.
- Write the scope: what goes, what is protected, what is sorted, what depends on the survey.
- File the permit and any state road or marine approvals the lot requires.
- Mobilize, set the perimeter and begin work in the agreed sequence.
- Sort and haul debris with load records kept.
- Final grade, final inspection and permit closeout.
Where Keys jobs stall
The usual trouble spots, and how each is handled
One road in, one road out
US 1 carries the trucks, the machines and the public. We plan staging, truck turns and hours before mobilizing.
Utilities and fuel lines
Commercial lots carry electric service, gas or propane, water and sewer or septic. The licensed trades and providers make them safe, and we track each letter.
Waterfront edges
Seawalls, docks and pilings need to be identified, protected or removed under their own approvals. Dewatering and Support of Excavation, which Romco self-performs, apply where the work goes below the water table.
Hauling off the island chain
Debris travels a long way to the mainland. We sort for recycling and price the haul as its own line.
What falls outside our hands
Asbestos abatement, utility disconnects, fuel line removal and any work in the water are licensed or separately permitted, and we coordinate those parties. We do not assume a lot is free of buried tanks or lines until the survey says so.
Questions
About commercial demolition
What size of commercial building can you take down?
Any size. We quote a single-story shop and a multi-story building alike. The quote depends on construction, height, access and what the survey finds.
Does the asbestos survey apply to a commercial building in the Keys?
Yes. A commercial building is generally subject to the thorough asbestos inspection that precedes a regulated demolition, and the state notice follows from it. An independent licensed consultant does the survey.
What does a demolition cost in the Keys?
A quote follows a visit to the property, or a review of photos and drawings when those show enough. The figure moves with the building's materials and height, the asbestos survey, the utility disconnects, how equipment reaches the lot, and the haul, because everything leaves the island chain by truck. We do not publish prices, since two lots that look alike seldom cost alike.
Is there a minimum or maximum size of job?
No. A shed, a pool, a slab or one interior wall gets a quote, and so does an entire building, whether the work is selective or structural. Describe what is standing and what has to stay, and we price that scope.
Is Romco Builders licensed?
Yes. Romco Builders is a licensed Florida general contractor, headquartered in Fort Lauderdale. Some trades need a license of their own: asbestos removal, electrical disconnects and tree work are examples. Those are done by firms that hold it, and we fit them into one schedule.
From first call to final
Six stages, always in this order
Send the address and the scope
Phone us or fill in the quote form. Say which key it is on, what must come down and what must stay.
A visit to the lot
Someone from Romco goes to the property. The building, the flood zone, the utility connections, the way equipment and trucks get in, and the neighboring lots all get a look.
The written quote
You get a document listing what comes out, what is kept safe, and what is trucked north off the island chain. Anything that hangs on survey results is marked as such.
Paperwork before machines
If asbestos testing applies, it happens here. So do the utility shutoffs and the filing of your demolition permit with whichever office covers the parcel.
Demolition and haul-off
The crew works through the agreed order. Debris is trucked to permitted facilities, and we keep the load records.
Final inspection
The permit office signs off after its last inspection. You are left with a cleared lot, or the shell you specified.
